Finding a new home in the Greater Toronto Area can be a real challenge for many buyers. Searching for homes that fit my clients criteria is the first step. However, in the current market, many desirable properties attract multiple offers and many buyers shy away. Working directly with buyers, I develop a buying and offer strategy that enables them to buy the home they want. 


For many investors, real estate represents the best way to accumulate wealth, increase positive cash flow, and grow equity. Choosing the right property that will deliver all three prime benefits requires experience, time, and an investment strategy. Soon after meeting with my investor clients, I develop an investment strategy to guide the search and financial assessment process. The location and property must be able to deliver the investor's expected return.


Most real estate investors prefer to outsource the management of their income properties to a real estate professional. In doing so, I create a comfort zone between my clients and their tenants, mitigating risks, and insulating them from the day-to-day communications. When issues arise like repairs or late rent payment, I coordinate with vendors and communicate with tenants to resolve the problem and keep their investment on track and running smoothly.

My Journey


As a new realtor, I met my first clients while hosting an open house at a downtown condo. Within a few weeks of working together, I was fortunate to find and successfully negotiate the purchase of their first home in Toronto.


With more experience under my belt as a buyer's agent, I networked and developed a steady flow of buyers choosing to work with me to find their new homes. I focused my practice in the downtown core, Yorkville, Cabbagetown, and East York.


I was catching my stride in real estate and landed my first listing in East York. In a brisk market like Toronto, the listing sold quickly and earned me one additional listing in the same neighbourhood.


In spring 2016, I listed and sold my downtown condo, got married, and moved in with my spouse in Leslieville. The real estate market in Toronto was on fire despite predictions that the bubble would burst. Suffice it to say, it did the opposite - properties continued to appreciate exponentially.


Five years into my career in real estate, I was assisting clients to sell, buy, and lease properties across the GTA. Although I marketed myself in the same neighbourhoods (adding Leslieville to the mix), I was getting referrals to buy and sell properties on the west side and north of the downtown core, in midtown and uptown areas of the city.


My career broke new ground as I helped my client sell their house and buy a condo apartment as part of her downsizing plan in London, Ontario. In addition, this year marks my purchase of an income property in Hamilton. Although it took some effort to spruce it up to attract good tenants, it was well worth it. 


As Toronto rounded the corner on the pandemic, the housing market was at a fever pitch, as realtors negotiated some of the highest priced deals of their careers. Nearly every listing attracted multiple offers until interest rates started to climb in the fall. Although not immediate, the higher rates did slow things down.


Several interest rates increases later, the GTA real estate market is still adjusting to a new normal. Condo prices dropped by as much as 18% from 2022 to 2023, and so did the number of condo listings. Detached, semi-detached and townhomes continued to sell well with more modest price increases. Although analysts announced Toronto was now a buyer's market, the most desirable properties attracted as many multiple offers. However, realtors that think outside the box can find their buyers beautiful properties with less competition. The same applies to selling a property today. Those properties that need a little TLC seem to favour buyers that are looking to put their unique brand on their new home's decor.
